All the deals I can handle
I used to flip land. For example: I bought a 3-acre parcel for $15,000 I put a "for sale" sign on the property facing the busy road. And I sold it TWO DAYS later for $45,000 Guess who bought it? A neighbor two doors down! I learned a LOT about flipping and investing as a land investor. One of the most valuable things EVER IMO? There are people who DO NOT WANT their land anymore! They're "don't wanters".... This seemed totally impossible to me BEFORE I experienced it with my own eyes! BUT... There are out-of-state landowners who are TIRED of paying property taxes on a piece of land they never use! Here's what blows me away even more... They do not try and sell or list the property! There are sooo many reasons why: 👉The land price is too small for a realtor to want to list. 👉They don't want to spend money getting a survey, perc test, or closing 👉They have legal issues with ownership, they don't know how to solve 👉They just don't have the mental bandwidth or time to want to deal with it True story! More than once... I had people just GIVE ME their land. They said, "I don't want it. Pay the taxes and it's yours." Crazy right? We call these kinds of deals OFF-MARKET DEALS. OM deals! I 💓OM Deals Because... 💚I can get them for under market value 💚I'm solving a problem for them 💚They are plentiful if you know how to "fish" OFF MARKET The challenges with OM deals is they are NOT on the market! That means you can go to a broker or a marketplace and see them "listed" So... How do you find them? I call it OM Fishing. And you can do OM Fishing for almost ANY TYPE of acquisitions you're into. I can fish a "hole" and get so many bites that I am busy for a week following up. Check out the pic attached. I loaded up 71 possible "Do not wanters" And I got bites from 15 people! I've done one deal so far! OM Fishing is super consistent. I always find deals this way. The "fish" are always biting too. Some fishing holes are better than others...

Hi! I love my Arkansas BBQ! My wife snapped that pic after I went medieval on some BBQ ribs. It’s one of her favorite pics of me. Take it with a grain of salt because she is my #1 fan (and I’m not very photogenic). I guess… If I were doing this intro by the book, I would tell you about my past achievements and try my darndest to make a good first impression. But… I’m not a dude who follows the “book.” So… I thought I’d start by being real… “Hi, my name is Travis Sago. I live in a small town in Arkansas, and I ride the dork bus.” If it’s okay with you… Over the next few days or so… I’d like to swing by (in my big dork bus) and get to know you a bit. FIRST: I like TV! I know. I’ll never be successful because I’ve watched the whole series of Breaking Bad like FOUR TIMES! (It’s my favorite TV show of all time.) Jeannie, my wife of nearly 30 years, and I have rewatched LOST at least 3 times! And now… We just finished Scandal and we're feasting on Designated Survivor. Now… Because I like TV… I’ve had to figure out ways to be “semi-successful” and make money WHILE I am watching Kate, Jack and Hurley run for their lives with the Smoke Monster right on their butts… …or Jesse and Walter White cooking up a batch of crystal blue for Gus. …or the Sons battling the Mayans in Charming. I mean… It is kinda fun to yell at my wife, “I just made a $5,000 sale!” from a biz I acquired while catching up on Yellowstone. She is always impressed and I feel like I’m not SUCH a dork. But, I will share more on that another day. I’ve got more dork confessions to share with you soon, too. Tv show? I like anime, A Lot! Recently the fallout show has gotten most of my attention, despite the hype I think its a pretty authentic view into the world of fallout. I'm trying to start a business in parenting and gaming, I would love to buy VR businesses. Especially involving VR chat and creating online worlds as real-estate. Buying micro businesses would be great, especially if they link to fulfilment of a higher business. Not sure how much it would cost, Something to do with if it can work without the owner and a multiplier of their earnings as a purchase cost?

Reasons to buy a business instead of starting one from scratch
1. Immediate Cash Flow! You’re buying a business that’s already making money 2. Lower Risk! Evidence that it works, with customers and systems already in place. 3. Established Brand! You skip the hard part of building trust; the brand and reputation are already there Can you think of more?
