Hello from SoCal!
Hello! Introducing myself. Jeanine Emigh (last name pronounced Amy). I currently have two STR's in Scottsdale. I have been an REI for over 30 years; first with land and raising livestock for a living, rehabbing rentals on the properties. I Opened a gourmet foods store that sold my grass fed beef and lamb, specialty products, catering, breakfast and lunch dishes. After that I pivoted to becoming an administrator, owning and operator of a 6 bed assisted living home. Purchased a SF home, remodeled it and converted the garage to an ADU. (all in 2020!) My pivot to STR's was after selling this. I live in SoCal so the transition to purchase in AZ felt like an easy transition. I can drive in 5 hrs or a 1 1/2 hr flight. I manage the two properties remotely and am currently at Stage 4 to scale. In the next 90 days I plan on learning to analyse deals more proficiently, purchase another property and start co-hosting for clients in SoCal (first one by end of May). Looking forward to this community.🤩

The Offer sheet has it at: $499,000 2 Bedrooms, 2 Bathrooms Average Daily Rate: $269 Expected Occupancy Rate: 69% Monthly Expected Income: $5,646 Monthly Expected Expenses: $3,844 Monthly Expected Cash Flow: $1,801 Expected Cash on Cash Return: 17.3% I've attached the comps dashboard. One good thing about this one is that the comps are terrible! If you put a professional listing up it could break the comp ceiling potentially.

For sale by owner, so I can't pull this one up on the StrIQ app, but I attached the comps, and I know the owners of 2 out of the top 3 comps! Alma is close to Breckenridge. This home is 31 min away from the ski resort and avoids the main highway. Comp 1 Comp 2 If anyone is interested, I can verify the comps actual financials. With proper design, furnishing, and amenity updates, I think this can do $100k+.

Hi all! I'm so stoked to have strIQ as a new tool! I was at LUYL and it was the first time I saw a demo. Here's my quick bio if you want to connect: I help people invest in unique short-term rentals to cash flow, build wealth, and create space in their lives. I cover all of Colorado and guide my clients in underwriting deals, closing on a property they love, and setting up a successful STR that aligns with their goals. As an investor myself, I connect them to my network of vendors to streamline their business. My background is in tax strategy, and I assist in making sure they understand and execute on all of the tax strategies available to them by investing in their STR.
