Welcome to The Circle
If you’re here, you’re not looking for hype, shortcuts, or another course to sit half‑finished on your hard drive. You’re here because you want to operate at a higher level in private lending. The Circle is a private network for serious operators—brokers, dealmakers, and capital partners—who want to think like lenders, structure deals correctly, and build real momentum in their business. This is not a classroom. This is not a content dump. And it’s definitely not a “guru community.” This is a working room. Inside The Circle, we focus on: - How lenders actually underwrite deals - How capital really flows—and where it gets stuck - How to structure files that move fast instead of dying on someone’s desk - How to build repeatable deal flow and long-term credibility - How to stop guessing and start operating with discipline You’ll see real conversations, real deals, real numbers, and real expectations. What I expect from you Show up. Ask smart questions. Contribute when you can. Operate with integrity. This community works because the bar is high—and we keep it that way. What you can expect from us Clarity. Access. Straight talk. A lender’s lens on every decision that matters. Over time, The Circle is designed to become something bigger than education. It’s a network, a credential, and a pathway—for those who are ready to do the work. For now, introduce yourself: - Who you are - What part of the business you’re in - What you’re here to build - Welcome to The Circle. Let’s get to work. Tim

How to Use This Community
The Circle works when everyone understands how this room is meant to be used. This is not a feed to scroll. It’s not a place to posture. And it’s not built for spectators. It’s a working network designed to help you think like a lender, structure better deals, and operate with discipline. Here’s how to get the most out of it. 1. Start With the Classroom If you’re new, don’t skip the fundamentals. The classroom content is there to give everyone a shared language: - How lenders evaluate risk - How deals actually get approved - What moves files forward—and what kills them This isn’t theory. It’s context so the conversations inside the community stay sharp and useful. 2. Use the Community for Real Questions Post when you’re: - Stuck on structure - Unsure why a deal won’t clear - Trying to understand capital stack decisions - Pressure‑testing assumptions Be specific. Give context. Ask the question you actually need answered. Vague posts get vague answers. 3. Deal Talk > Hypotheticals This community is at its best when discussions are grounded in real deals. If you’re sharing a scenario: - Include numbers when you can - Explain the borrower, asset, and exit - Be honest about what you don’t know You’ll get better feedback—and you’ll earn credibility fast. 4. Contribute When You Can You don’t need to be the expert to add value. If you’ve: - Seen a structure work (or fail) - Navigated a lender relationship - Learned a lesson the hard way Share it. The Circle compounds because members help each other shorten the learning curve. 5. Respect the Bar This is a professional room. That means: - No spam - No pitching without permission - No shortcuts, hype, or “guaranteed” claims - No disrespect—for people, capital, or the craft If something doesn’t belong in a lender’s credit committee, it doesn’t belong here. 6. Pay Attention to Progression The Circle is designed as a path, not a destination. Some of you are here to learn.
How Progression Works Inside The Circle
Observer → Member → Certified The Circle is designed as a path, not a product. Not everyone here is at the same stage—and that’s intentional. What matters is that you’re honest about where you are and willing to do the work at that level. Here’s how progression works. Observer Learning the Language Observers are here to understand how private lending actually works. This stage is about: - Seeing how lenders think - Understanding deal structure from the capital side - Learning why deals get approved—or stalled - Replacing guesswork with clarity Observers are not expected to have deals in hand. They are expected to pay attention, ask thoughtful questions, and start thinking like operators instead of spectators. This is where many people realize: “I’ve been playing the game without understanding the rules.” That’s the point. Member Applying the Framework Members are actively engaging. They may be: - Working on live deals - Originating opportunities - Structuring files - Pressure‑testing assumptions - Participating in deal discussions At this level, the focus shifts from learning concepts to making decisions. Members: - Share real scenarios - Ask better questions - Begin operating with discipline - Start earning trust inside the network This is where the community becomes leverage—because you’re no longer consuming, you’re contributing. Certified Operating as a Lender‑Aligned Professional Certification is not automatic. It is earned. Certified members have demonstrated: - Sound judgment - Consistent engagement - Ethical operation - Readiness to originate deals at a professional standard This stage represents a shift in responsibility. Certified members are expected to: - Uphold the credibility of the network - Operate in alignment with lender standards - Bring properly structured opportunities forward - Treat capital, partners, and borrowers with respect Certification is not about status. It’s about trust.

Rules & Operating Principles
The Circle is a private, professional network built for people who take private lending seriously. These rules are not here to restrict you. They exist to protect the quality of the room. By being here, you agree to operate within these principles. 1. This Is a Network — Not a Course The Circle is not positioned as an education product. It is a working network designed to develop capable operators and produce real deal flow. Content exists to support conversation—not replace it. If you’re here only to consume and disappear, this is the wrong room. 2. Signal Over Noise Posts should be: - Specific - Relevant - Grounded in real scenarios Avoid: - Vague hypotheticals - Motivational fluff - Content that belongs on social media If a post doesn’t help someone think, decide, or operate better, it doesn’t belong here. 3. No Pitching Without Permission This is not a marketplace. You may not: - Pitch services - Promote deals - Solicit capital - DM members for business …without explicit permission or invitation. Violations will be removed. Repeated violations may result in removal from the community. 4. Deal Talk Must Be Real When discussing deals: - Be honest - Share real numbers when possible - Don’t exaggerate experience or outcomes Credibility matters here. This network compounds only if people can trust what’s being shared. 5. Professional Conduct Is Mandatory Disagreement is welcome. Disrespect is not. No: - Personal attacks - Condescension - Ego‑driven behavior Operate like you would in a lender’s credit committee or a serious partner meeting. 6. No Guarantees, No Hype There are: - No promised returns - No “can’t miss” deals - No shortcuts Private lending is a risk business. Anyone claiming otherwise does not belong in this room. 7. Confidentiality Is Expected What’s shared in The Circle stays in The Circle. Do not: - Screenshot posts - Share member discussions externally - Quote members without permission
